If you are selling a property, your estate agent will need to provide a 'Home Information Pack' (HIP).

 

Kent Estate Agencies(KEA) HIP brings together the time consuming paperwork such as title deeds, Land Registry Office Copy Entries, Plot Plans, Local Authority, Water Company searches and Energy Performance Certificate, sorting things out earlier and setting the scene for a successful sale, giving you one less thing to worry about later.

 

As the owner, you will have completed the Home Use Form which forms part of the HIP.

 

Remember like most things in life - Not all HIP’s are the same! A KEA HIP is designed to ensure you experience a successful sale. We are using our experience to help our clients save money by using HIP’s to help make a successful sale, more of a certainty.

Most Sellers are also buyers so the concept of HIPs will have little effect on the overall cost of Moving, so if your thinking of moving you do not need to panic.

 

Should your property be on the market with KEA using one of our local Panel Solicitors, we will with your agreement provide your Solicitor with the KEA HIP for your property. This will enable your solicitor to advise you on any legal aspect that may delay your sale. A service that is provided without additional cost to you.

 

To the HIP your solicitor will add your Title Deeds which are proof of ownership of your property. They will be held by your bank or building society if you have a mortgage and your solicitor will obtain the deeds and let the buyer's solicitor have a copy. The contract, setting out what has been agreed, is then prepared.

Such delays can be minimised by effective communication and keeping all parties informed of proceedings.

 

Once the contract has been agreed between the parties a moving date (Completion) is agreed and contracts are exchanged. The buyers on exchange provide an agreed deposit. Once contracts have been exchanged, the sale is legally binding.

 

On the day of completion, the full purchase price is settled and ownership is transferred to your purchaser.
