Legal aspects of buying a property

Legal aspects of buying a property

After receiving the Contract from the seller's solicitors, the documentation is checked and any specific queries are raised. If you are taking a mortgage, the lender will appoint a surveyor to determine the value of the property. This is not usually a structural survey and is not certain to uncover defects in the property. If the property you are buying is not newly - constructed, we would recommend that you appoint a surveyor to prepare a full report. If significant defects are found, it may be possible to negotiate a lower price with the seller. For more information on surveys click here.

Your bank or building society will send written confirmation of the offer of mortgage advance.

Kent Estate Agencies have sales progressors in each branch working with our panel of Solicitors, lenders, Financial advisors, surveyors and other parties to avoid delays that can stand in the way of your successful purchase. They have the experience to deal with problems whether caused by problems on a survey, or enquiries that have not been answered, particularly when there is a long chain of related property sales. Such delays can be minimised by effective communication and keeping all parties informed of proceedings.

On exchange of contracts, you will be asked to pay a pre-agreed deposit. A moving date is agreed and contracts are exchanged.

After you have moved, your solicitor will arrange payment of the stamp duty and, within two months, register your ownership at the Land Registry.

Our local office will be pleased to introduce you to a member of our Panel of Solicitor's who will aim to keep you informed at every stage of your transaction.

If you would like a quotation for legal conveyancing services click the link shown below 'Legal conveyancing Quotation'. You will receive from a solicitor a full written quotation, including an explanation of any other payments that have to be made, such as Stamp Duty.
